Partnering with Star Building Systems, MGC developed a functional, architectural, and cost-effective solution tailored to meet the operational demands of industrial tenants. Each structure was designed with versatility in mind, featuring 20-foot eave heights to support oversized overhead doors and maximize clearance for large-scale work.

The facilities include a covered wash bay, heavy-rated mezzanine storage, tool rooms, dust collection systems, and air and water supply lines to support equipment maintenance and material fabrication. Hydronic radiant heat was incorporated into the building slabs to improve energy efficiency and provide consistent comfort. Full site development accompanied the vertical construction, including tiling an existing canal, extending utilities, constructing a complete parking lot, adding landscape improvements, and installing security fencing.
